Pitcairn has embarked on the development of Bentonville Plaza, a Class A office campus to be built directly across the street from the world headquarters of Wal-Mart Stores, Inc. and Sam's Club in Bentonville, Arkansas. Phase I of this four-phase development plan is a $45 million project to build a 272,000 square foot, nine-story building, targeted for completion in the third quarter of 2004.
The targeted tenant base for Bentonville Plaza is Wal-Mart's 23,000 plus vendors. Wal-Mart has rapidly become the largest retailer in the world. Since its buyers do not frequently travel, suppliers are obliged to travel to Bentonville. In order to better serve Wal-Mart, suppliers have begun to set up local sales and service offices in the Bentonville area. As a result, Bentonville is enjoying a robust economy.
The proximity of Bentonville Plaza to Wal-Mart will enable outstanding interaction between the vendors and Wal-Mart and Sam's Club. Initial leasing discussions with prospective tenants indicate that vendors may be willing to pay premium rents for proximity to their client. As such, we expect to profit substantially from the project's superior location and quality.
