Pitcairn's strategy is to acquire and develop Class A office and residential buildings in Class A locations throughout the United States, concentrating primarily in the Northeast region. For these projects, we will design financial and operational plans that allow us to achieve maximum profit with minimal risk, thereby adding substantial value to each project.
Pitcairn has developed a proven platform for successfully originating, structuring and completing value-added transactions. Our team uses its extensive network within the industry to source and screen deals. Our analysts then complete a thorough market and investment analysis which includes thorough due diligence and financial modeling. We then create a strategic plan for the asset and determine the optimal capital structure. Debt and equity financing are then provided thorough our network of lenders and institutional partners.
We deploy our financial capital with human capital to generate incremental returns on the human component. Because Pitcairn becomes intimately involved in each transaction, our risk is mitigated by our knowledge and level of control versus a passive investor. This allows us to earn superior risk-adjusted returns for our partners and shareholders.
